The plans to build the Park Highlands community in North Las Vegas may include a 1,200-room casino and resort after the project developers and main investors, Boyd Gaming Corp. and Olympia Gaming, submitted an application for city approval to incorporate a new mixed project. In the application, both investors are looking for a rezoning of an area within the Park Highlands development zone, which is planned to include several residential areas, schools, police and fire stations, post office, library as well as recreational areas, parks and trails. There are also plans to include a casino, theaters, show rooms, restaurants and conference halls. A total of 400 of the 1,200 hotel rooms are planned to be developed during the first phase of the project. The remaining segments would be built during the second and third phases of the project. Boyd will take responsibility for the construction works and management of the new Las Vegas hotel and casino. Boyd operation center is located in Las Vegas; the company owns and controls 16 gaming properties and casinos in six states including Nevada. Boyd is also in the involved in the development of the $4.8 billion Echelon destination resort on the Las Vegas Strip.

"There are no specifics right now, not knowing what will be the latest and greatest in the next three to five years. We would likely sell it with a provision that would preclude development of a casino. Given the location, it would likely be a commercial project because it's right at the center of what will ultimately be a very dense residential area" a Boyd spokesperson told the media.

Boyd and Olympia have just submitted the construction plans for the initial phase and both companies think that the project will be starting in the next three to five years. However, Boyd has a plan B in case that the company doesn’t get the proper permissions to develop the Highlands project. The company owns a 40-acre area only a few miles from the Highlands site in where Boyd alternatively plans to build a gaming facility.
